About the Project

Deco Green is a new ground-up development that will be built on a 2.3-acre lot along the west side of Dixie Highway between 17th and 18th streets by Office America Group.  It was designed to inspire artists and others who may want to live in a community focused on art and a Florida Bohemian flare for life.

The buildings are painted bright white providing a powerful iconic design with an impact on the street view, making the project stand out from all the rest. This unique architecture is influenced by many styles besides Art Deco such as the International, and Constructivist architecture seen all around South Florida along with the simplicities of the European Bauhaus style. 

The site was designed locating two mirrored 3 story mixed-use buildings placed perpendicular and parallel to Dixie Highway with the larger and fifth residential 6-story building located at the set back along the rear property line. In the middle, the heart of the project, a courtyard open to the public for the commune of artists and patrons during art, music, and food festivals creating a genuine Bohemian Vibe of the community that is part of Lake Worth Beach Identity.

The project will consist of 127 residential units, 1,912 SF of office, and 6,896 SF of retail distributed in three buildings.

Location

Lake Worth Beach is a coastal city of 7 square miles, located about 64 miles north of Miami, in Palm Beach County, Florida.

Deco Green will be located along the west side of Dixie Highway between 17th and 18th streets,  less than 2-miles from Downtown Lake Worth Beach which is the artistic soul of Palm Beach County with a historic theater and a museum, live music clubs, coffee houses, art galleries, antique malls, retail stores, and many restaurants.

COMPETITIVE ADVANTAGE

1. Attractive Location:

In 2001, the boundaries of the Lake Worth Beach Community Redevelopment Agency were expanded to include all of Dixie Highway. Since then, new players are seeking the opportunity to enhance the betterment of the area and raising awareness for the future of Lakeworth.

2. Demand needed:

A comprehensive examination of the Lake Worth City apartment market shows that the supply of competitive apartment space is limited and vacancy rates have been declining from  9.2% to 5.4% indicating an increasing demand in the area. New deliveries have been absorbed without hesitation.

3. Concept and Innovative Design:

This unique Architecture is influenced by many styles besides Art Deco such as the International, and Constructivist architecture seen all around South Florida along with the simplicities of the European Bauhaus style. This project will initiate a style that can help identify Lake Worth architecture
